Move-In & Move-Out Cleaning in Waterloo
In Waterloo, the end of April and the end of August decide whether a rental is ready for its next tenant. The landlords who get through it booked their cleaning before the lease ended.
Most Waterloo leases near the universities end on April 30 or August 31. In the days after, Northdale, Lester and Sunview fill with moving vans, landlords collect keys, and the next group of tenants is often booked to move in a few days later. A landlord with one house of five bedrooms has a tight window. A landlord with six houses has a scheduling problem. The fix is to book the cleaning weeks before the keys come back, against a fixed per-unit price, so the work is already on the calendar when the lease ends.
Outside student areas, Uptown condos and rentals in Laurelwood, Beechwood, Westvale and Eastbridge turn over at month-end all year. The checklist is the same everywhere.
Room by room: the move-out checklist
A move-out clean is longer than a regular clean because it covers the places a tenant never cleaned: inside things, behind things and on top of things.
Kitchen
- Fridge and freezer emptied of any leftovers and cleaned inside and out, including shelves, drawers and door seals
- Oven cleaned inside, along with the racks, stovetop and burners, range hood and its filter
- Dishwasher and microwave cleaned inside
- Every cabinet and drawer wiped inside, plus fronts, handles, pantry shelves and the cabinet under the sink
- Counters and backsplash, sink and faucet descaled
Bathrooms
- Toilet cleaned inside and out, including the base and the floor behind it
- Tub, shower and fixtures descaled, grout scrubbed, shower glass and door tracks cleaned
- Vanity inside and out, mirror, medicine cabinet and the exhaust fan cover
Bedrooms, living areas and halls
- Baseboards, doors and door frames, switch plates and outlet covers
- Closets inside, including shelves and rods
- Window sills and tracks, interior glass, light fixtures dusted, vents and returns wiped
- Floors vacuumed and washed, with carpet extraction available as an add-on
- Balcony or patio swept and rinsed where the building allows it
Student houses get one more check: rooms that were locked during the lease are opened and done to the same list, and bedrooms are counted so the price matches the house.
What tends to take the longest
When a quote comes back higher than expected, it is usually for one of a few reasons. Ovens that were never cleaned in a four-year lease. Shower glass and fixtures with heavy hard-water scale, which is common in Waterloo Region's water. Grease on the range hood and the cabinets above the stove. Fridges left full or unplugged with the door shut. In student houses, the shared kitchen and the main-floor bathroom take most of the hours, while the bedrooms usually go fast. If you send a few photos with your move-out list, the condition adjustment can be agreed before the day, not argued about after.
Things outside the clean: garbage and furniture left behind, wall repairs and paint, and carpet that needs more than a standard extraction. If the crew finds any of these, you get photos and a note so you can line up the right trade.
Cleaning before you move in
Buyers and incoming tenants sometimes want their own clean before the furniture shows up. It uses the same checklist. It is often lighter than a move-out, but it is the one time the cabinets are empty and the space behind the fridge and stove is easy to reach. Families moving into a Waterloo townhouse in August often book it for the day between key handover and the moving truck.
Logistics for landlords and managers
You should not have to be at the unit. Here is how access and sign-off work:
- Access: leave a key in a lockbox, with the superintendent, or at the concierge desk. The crew picks it up and puts it back.
- Building bookings: for Uptown towers that require it, we book the elevator and loading dock and sign in with the concierge.
- Photos: when the clean is done, you get a photo of every room. Use them for sign-off, the deposit file or the listing.
- Invoice: one per unit, with the address and your reference number.
Booking around the student calendar
At a regular month-end, a week's notice is usually enough. For the last days of April and August near the campuses, send your list two to three weeks ahead. Units booked early get the first crew slots after keys come back.

Frequently asked questions
When should I book a clean for an April 30 or August 31 move-out?
Two to three weeks ahead for units near the universities. For a regular month-end anywhere else in Waterloo, a week is usually enough.
Is the inside of the appliances and cabinets included?
Yes. The fridge, freezer, oven, dishwasher and microwave are cleaned inside, along with every cabinet and drawer. That is standard on every move-out, not an add-on.
I live out of town. How do I know the unit was done?
Leave a key in a lockbox or with the superintendent. When the clean is finished you get a photo of every room, which you can also use for the deposit file or the listing.
Can you book the elevator in an Uptown condo building?
Yes. Where the building requires it, we book the elevator and loading dock and sign in with the concierge, so you do not need to arrange it.
