Professional & Small Office Cleaning in Waterloo

Clients judge a firm by its reception and its washroom before they meet anyone. Your staff judge the cleaner by whether anything on their desk has moved. We plan for both.

Walk along King Street through Uptown, or up Erb Street past the old houses that now hold accounting and law practices, and you see the kind of office this page is about. Ten people, maybe fifteen. A reception desk, two or three private offices, a boardroom, a small kitchen and one or two washrooms. Further north, past the University of Waterloo, the R&T Park and the Northfield Drive corridor hold a different version: engineering, software and consulting teams in single-storey flex buildings, some of them tenants inside a larger building that already pays someone to clean the lobby but not their suite.

Both kinds of office want the same thing from a cleaner. Come in after hours, do the same work every time, and never become a problem the managing partner has to deal with.

Start with how often, not how much

A suite of a few thousand square feet rarely needs a nightly crew. For most Waterloo practices, somewhere between one and three visits a week is the right range. The washrooms and the kitchen get done on every visit no matter what. The rest of the work rotates: glass partitions one week, baseboards and chair bases the next, high ledges and vents after that. Larger jobs like carpet extraction or a hard floor scrub get put on a yearly calendar at the walk-through so you know when they are coming.

The question we ask first is who uses your washroom. If clients do, plan on at least two visits. If only staff do, one visit is often enough for a small team.

Accounting practices and the February to April crunch

An Uptown accounting firm in July and the same firm in late April are two different clients. From February through the end of April, client traffic picks up, staff stay late, and the kitchen and reception see far more use. We plan for it:

  • Seasonal visits on their own line. An extra evening visit, or a short mid-day pass through the washroom and reception, can run from February to April. It is priced as a separate seasonal item, so your rate for the other nine months does not move.
  • Working around the late shift. If staff are still at their desks at 9pm in March, the crew starts in the boardroom, kitchen and empty offices and gets to occupied rooms last, or skips them that night if asked.
  • Desks are not ours to tidy. Working papers, client files and binders are never moved, stacked, read or straightened. If a desk has paper on it, we dust the parts that are bare and leave the rest alone.
  • Shred bins stay locked and full. Locked consoles and shredding bins belong to your shredding service. They are never emptied, opened or tipped into the regular garbage. That instruction is written into the scope and covered with every new crew member.

Engineering and technical offices near Northfield

Technical offices in the R&T Park and along Northfield carry equipment and rooms a regular office does not. The scope is set at the walk-through, room by room:

  1. Plotters and plan tables. Large-format printers and plan tables get dusted around the outside. Nothing is lifted, opened or cleaned underneath, and paper rolls and drawings stay exactly as they were left.
  2. Sample, model and lab rooms. These are cleaned only to a line you set. Some firms want the floor done and nothing else. Some want the room left out entirely.
  3. Server and network rooms. Left out of the scope unless someone from your team is there.
  4. The front door. When people come in from job sites, the entrance takes the most labour. Mats, the hard floor inside the door and any boot area are a priority on every visit. From November to April, Waterloo winter salt makes this the main job, and extra mat and floor work is planned in.

Keys, fobs and confidentiality

Law, wealth, insurance and accounting practices hold information their clients trust them with. Keys or fobs are given only to named crew members, and alarm codes are recorded so you know who has access. If your firm keeps a confidentiality agreement on file for vendors, it can be signed before the first visit. When a crew member changes, you are told.

Where we work in Waterloo

We clean small and professional offices in Uptown along King Street, along Erb and Weber, in the R&T Park and Northfield corridor, and around Columbia Street and Conestoga Mall. If you have a second location in Kitchener or Cambridge, it can go on the same agreement. Larger offices that need nightly service are covered on our office cleaning page.

Getting a number

A small office is quoted as one flat monthly amount. It is built from your square footage, the number of washrooms, visits per week, and how much glass and hard floor you have. For typical ranges before you call, read the Waterloo commercial cleaning cost guide. Then book a walk-through and you will get the scope and the price in writing.

Frequently asked questions

How few visits a week can a small Waterloo office get away with?

If only staff use the washroom and the team is small, one visit a week can work. If clients use the washroom, plan on at least two. Washrooms and kitchen are done on every visit either way.

What happens to the papers and files on our desks?

Nothing. They are not moved, stacked or read. Only bare parts of a desk are dusted. Locked shred consoles and shredding bins are never opened or emptied into the garbage.

We are an accounting firm. Can you change the schedule for tax season?

Yes. Most firms add an extra evening or a short mid-day washroom and reception pass from February to the end of April. It is billed as a seasonal line, so the rest of the year stays at the regular rate.

Our engineers come in off job sites. Can you deal with the entrance?

Yes. Mats and the hard floor at the door are a priority every visit, with extra time from November to April for winter salt. Plotters, plan tables and sample rooms are handled to the line set at the walk-through.
